8月、首都圏の1都3県で発売された新築マンションの平均価格は、去年の同じ月と比べて5.4％下がって9770万円となりました。1億円を下回ったのは4か月ぶりで、調査会社では主な要因に価格が高い都心の発売戸数が減ったことを挙げています。

民間の調査会社「不動産経済研究所」によりますと、8月、東京、神奈川、埼玉、それに千葉の1都3県で発売された新築マンションは1140戸と去年の同じ月と比べて12.4％減りました。

価格が高い都心部で発売された物件が減ったことが主な要因で、ことし4月以来、4か月ぶりに1億円を下回りました。

エリア別の価格動向は、東京23区は0.1％上がって1億3821万円、23区を除く東京都内は2.5％上がって6678万円でした。

また、神奈川県は7309万円と10.6％の上昇、埼玉県は6840万円と15.6％の上昇、千葉県は6702万円と9.1％の上昇でした。

調査した会社は「平均価格は下がったものの、大きな理由は都心部で土地代が高騰しているため、不動産会社がマンション用地を買えなくなり、発売戸数が減っていることにある。土地だけでなく建設コストも上がっている反面、金利の上昇を受けて需要が冷え込む可能性もあり、今後の価格動向は見通しにくい」としています。
