大宮駅西口「桜木駐車場」跡地に5棟の大型複合施設 商業・オフィス・MICE
大和ハウス工業、大和ハウスリアルティマネジメント、JR東日本は、大宮駅西口の桜木駐車場用地活用事業に着工した。総延床面積30,000m2を超える大型複合施設で、商業棟、オフィス棟、駐車場棟、フィットネス棟、MICE結婚式場棟の5棟で構成される。竣工は2027年春予定。

さいたま市が公募により事業者を決定した事業で、3社は「(仮称)桜木PPJ」としてプロジェクトを推進する。所在地は埼玉県さいたま市大宮区桜木町三丁目1番1外(地番)、大宮駅西口から徒歩約10分。
新たなビジネス、文化、ライフスタイルを生むウェルビーイング拠点「Omiya Well-being Station」をコンセプトに開発。訪れる一人ひとりが“Well-being”を実感できるとともに、多様な人を惹きつける様々な機能や空間として「暮らす・働く“Well-being LIFE”」「触れる“Well-being CULTURE”」「つながる“Well-being COMMUNITY”」を推進し、大宮駅西口の新しいランドマークを目指す。
「暮らす・働く“Well-being LIFE”」については、フィットネス棟や商業棟にスーパーマーケットやクリニックモール等を設け、日常で便利に利用できる施設とする。オフィス棟には、新事業創出を促進するシェアオフィスや、地域のコミュニティを活性化させる地域交流スペースを整備する。
「触れる“Well-being CULTURE”」については、“鉄道のまち大宮”を象徴する鉄道車両を展示し、地域の人や来街者に向けて各種イベントを開催する「電車ひろば」を設ける。また、新幹線停車駅の立地を活かして新幹線荷物輸送「はこビュン」を活用し、東日本エリアの食文化を繋ぐ取り組みを実施する。あわせて、食品の販売や広場でのイベント、地域の文化や新たな価値に触れられる場の提供に取り組む。
「つながる“Well-being COMMUNITY”」については、MICE結婚式場棟に結婚式からMICEまで多目的に利用できる式場を設ける。運営はウェディング事業などを展開するブラス。
災害発生時には駐車場を帰宅困難者等の一時避難場所として開放。非常用トイレやかまどベンチ等を整備するほか、入居店舗が避難者に食品の提供するなど、地域防災の拠点として機能させる。
敷地面積は18,043.34m2、総建築面積は12,139.17m2、総延床面積は31,858.92m2。各棟の建築面積/延床面積/階数は以下の通り。
