動画配信・ゲーマー対応の防音住戸がある池尻大型賃貸マンションを見てきた
東京建物は、楽器演奏やゲーム実況が楽しめる防音住戸を含む、197戸の大型賃貸マンション「Brillia ist 池尻大橋」の内覧会を実施した。

Brillia ist 池尻大橋は、東急田園都市線 池尻大橋駅徒歩4分に立地する、地下1階地上7階建ての賃貸マンション。「こだわりのライフスタイルを実現する」をコンセプトに、防音住戸を用意したほか、共用部としてサウンドルーム、屋上菜園を備えたルーフトップガーデン、トレーニングジムを備えている。
募集中の一般住戸の賃料は1DK(27～31m2)が18万～20万円、1LDK(30～45m2)が20万～30万円、2LDK(50～75m2)が36万～50万円。これに対して防音住戸は1K(27m2)が20万円、1R+DENおよび1LDK+DEN(32～33m2)が22万円と、一般よりも1割強高く設定されている。なお3LDKも用意されるが、現時点では募集住戸はない。
防音住戸の居住者の想定は、音楽学校に通う学生や楽器演奏を趣味とする社会人、動画配信者やゲーマーなど、防音仕様を求める人。遮音性能D-60を確保した9戸の防音仕様住戸を用意した。
共用部にも防音仕様のサウンドルームを用意。居住者は楽器演奏などを楽しむ際に、1時間100円で利用できる。
そのほか、無料で利用できるトレーニングジム、1時間100円で利用できる個室型ワーキングブースを備える。
屋上には季節の花などを楽しめるルーフトップガーデンを整備。飲酒は不可としているが、飲食可能な場所として居住者に提供する。
またルーフトップガーデンには、野菜が栽培できる菜園システム「みんなのエコ菜園」(提供：大建工業)を導入した約2m2の屋上菜園を12区画設置。入居者は1区画につき、月額11,000円で利用できる。
菜園は土ではなく国産木材の端材や未利用木材から作られた環境配慮型の培地(グロウアース)を使用し、国産木材活用の推進や循環型社会の促進にも努めている。また、自動給水設備を備えているため毎日足を運ぶ必要がなく、必要となる用具なども用意する。生育状態についてLINEなどでプロに相談できるサービスも利用可能。
エントランスやラウンジは「クリエイティブハウスに住まう」をコンセプトに、モダンでシックな外観の中に、レンガ調のタイルや漆喰の塗装などクラフト感のあるマテリアルを組み合わせたという。
各住戸・共用部にはつなぐネットコミュニケーションズの提供する無線LANを完備。ラウンジのWi-Fiでは雑誌読み放題サービス「タブホスポット」も同社の提供により無料で利用できる。
一般住戸では、エントランス、エレベーター、各住戸など複数セキュリティを備えているほか、各住戸もすべてハンズフリーで解錠/施錠が可能なハンズフリーキーを採用している。

4月21日時点の状況は、申し込み以上が約80戸。20～30代で50%以上を占め、近隣の渋谷を勤務地とする単身者・共働き夫婦が中心だという。また60m2以上では一部ファミリー世帯の申し込みもある。防音住戸は4月1日から募集を開始しているが、仲介会社に周知している段階で現時点では成約はない。
所在地は東京都目黒区大橋二丁目17番5号。かつては東邦大学医療センター 大橋病院があった場所で、同病院の移転に伴い、東京建物が購入してマンション開発を実施した。敷地面積は3,197.20m2、延床面積は11,288.72m2。
