巣鴨に“快眠マンション” 黄金の90分を追求「ブランズ巣鴨三丁目」
東急不動産は、ブレインスリープと協力し、睡眠環境の改善にこだわった“快眠マンション”「ブランズ巣鴨三丁目」の計画を始動した。26年5月下旬の竣工、同年7月下旬の引渡を予定している。

総戸数29戸(事業協力者住戸3戸)の新築分譲マンションで地上11階建。特徴は、“睡眠改善”のための機能で、都心で働き睡眠時間の十分な確保が難しい人が、質の高い睡眠環境を通じて健康なライフスタイルを実現するためのマンションと位置づける。著書「スタンフォード式 最高の睡眠」の西野精治氏が最高研究顧問を務めるブレインスリープと東急不動産が協力し、眠りの質を高める工夫を盛り込んだ「スリープテックレジデンス」を展開する。
睡眠においては、「黄金の90分」の眠りの質を高めることが重要とされる。ノンレム睡眠(深い睡眠)とレム睡眠(浅い睡眠)を繰り返す「睡眠周期」において、ノンレム睡眠が最も深くなる入眠直後の約90分間に深く眠ることができれば、眠りの質が高くなる。覚醒までの睡眠の質を決めるため、入眠s直後の90分間は「黄金の90分」と呼ばれる。
ブランズ巣鴨三丁目は、「体温コントロール」「体内時計を整える」「リラックス空間」の3つの睡眠環境を整えていく。
体温コントロールについては、スマートフォンから浴槽の掃除・給湯ができる自動浴槽洗浄機能を導入。手軽に入浴ができる環境をつくることで、体温コントロールをサポートする。
体内時計については、体内時計のリズムに影響を及ぼす「光」の色温度や照度を、スマートフォンでコントロールし、タイマーセットできる仕組みを導入。夜は低照度×暖色の光でスムーズな入眠を促し、朝は明るい光を浴びることで覚醒誘導、体内時計の調整を誘発する。
リラックス空間では、主寝室の一部の壁・天井に天然木を使用した内装材を採用し、木質化によるリラックス効果をもたらし、良質な深い眠りにつなげる。共用部においても、外構緑化や、エントランスホール内に自然光が差し込む坪庭を設けて、室内にいながら緑を感じられるようにした。また、エントランスホールの一部壁面に無垢材を使用し、緑や木に囲まれリラックスできる空間とする。
なお、入居者には「スタンフォード式 最高の睡眠」のメソッドを集約した「ブ
レインスリープ ピロー」をプレゼントする。
ブランズ巣鴨三丁目の所在地は東京都豊島区巣鴨三丁目1130番2(地番)。立地は都営三田線 巣鴨駅 徒歩3分、山手線 巣鴨駅 徒歩5分。敷地面積は424.83m2、延床面積2,191.99m2。
