関内駅前 横浜市大通り公園リニューアル 新街区「BASEGATE」と連携
三井不動産、京浜急行電鉄、ディー・エヌ・エー、東急の4社は、「横浜市大通り公園1区～3区リニューアル事業」に関する基本協定書を横浜市と締結した。JR関内駅前の全長1.2kmにおよぶ街路型公園のうち、約14,930m2となる対象範囲の整備を進め、2027年春に開園する。

三井不動産を代表企業とする4社が、横浜市初の大型Park-PFI事業である同事業に選定され、進められるプロジェクト。JR関内駅徒歩1分、横浜市営地下鉄 伊勢佐木長者町駅直結の大通り公園では1区～8区の公園全体のリニューアルが進められており、今回のプロジェクトでは1区～3区が対象となる。1区～8区全体の面積は約35,700m2。
事業に携わる4社は近接する26年春オープン予定の複合施設「BASEGATE横浜関内」の事業者でもあり、横浜市によるまちづくり方針「関内駅周辺地区エリアコンセプトプラン」を踏まえ、「LIVE(活き活きと暮らす)×PARK」をコンセプトに、公園の将来像を示した「大通り公園パークマネジメントプラン」に沿ってプロジェクトを推進するとしている。
1区～3区それぞれに、「LIVE」をテーマとした場の整備を計画。1区は「LIVE GREEN(憩い)」としてGREENに親しみを感じる設えによる楽しめる場の整備、2区は「LIVE FESTA(賑わい)」としてイベント広場整備による賑わい創出、3区は「LIVE INTERACTION(交流)」として公園内に多世代の交流を生み出す仕組み作りを推進する。
施設としては、1区にウェルカムガーデン、2区にイベント広場、3区に子どもたちが遊べるプレイグラウンドを整備。また、すべての区画に飲食店舗や休憩所を配置し、周辺にはデッキテラスを設け、花や緑を楽しみながら滞在できる空間とする。
想定されている主な整備内容は以下の通り。
・1区：ウェルカムガーデン、芝生広場、デッキテラス、飲食店舗
・2区：イベント広場、ルーフトップテラス、デッキテラス、飲食店舗
・3区：プレイグラウンド、会員制農園、飲食・物販店舗
また、大通り公園のシンボルであるメタセコイア並木を保存しつつ、新たな植栽による緑の軸線の強化や生育環境改善によるグリーンインフラ機能の向上を目指す。
そのほか、BASEGATE横浜関内とイベントや情報発信などの分野で連携し、関内駅周辺のにぎわい創出に取り組む。
計画地は神奈川県横浜市中区長者町5丁目55-2。1区～3区のそれぞれの面積は、1区が約3,120m2、2区が約5,110m2、3区が約6,700m2。26年1月工事開始、27年春の竣工、開園を予定している。
BASEGATE横浜関内は、商業施設やオフィス、大学、新産業創造拠点、駅前広場などのほか、DeNAのエデュテインメント施設「Wonderia」、横浜DeNAベイスターズのライブビューイングアリーナ「THE LIVE」、ホテル「OMO7横浜 by 星野リゾート」で構成される。
JR関内駅周辺ではBASEGATE横浜関内のほか、三菱地所らによる事務所、住宅、店舗、ナイトライフ拠点等からなる2棟の複合施設の建設が計画されている。
