京王多摩川駅前の大規模開発が5月着工 住宅・スーパー・商業
京王電鉄は、京王相模原線 京王多摩川駅前で開発を進めている「(仮称)京王多摩川開発プロジェクト」について、賃貸住宅・福祉棟を5月1日から着工する。開業は2027年7月頃を予定している。

賃貸住宅、分譲住宅、商業店舗、保育園、調布市福祉施設など多様な用途を計画し、「住み継がれる、暮らし継がれる街」を目指す開発プロジェクト。
京王相模原線 京王多摩川駅徒歩1分に立地する、旧京王フローラルガーデンアンジェ跡地のほか、社有地を含む約2.8haの敷地において、土地区画整理事業と併せてA棟・B棟・C棟の計3棟の建物を開発する。共同企画パートナーとしてリビタ、まちづくりパートナーとしてスマイルズを迎え、3社でまちづくりを進めていく。
今回着工するのは、B棟の賃貸住宅・福祉棟。3階～10階が賃貸住宅となり、総戸数は214戸。1階にスーパーマーケット「京王ストア」や認可保育園「京王キッズプラッツ」、商業テナントやワークラウンジを計画している。2・3階には調布市の福祉・医療施設が調布駅周辺より移転する。賃貸住宅・ワークラウンジ、一部住戸のデザインはアラキ＋ササキアーキテクツが監修。
B棟(賃貸住宅・福祉棟)とC棟(分譲住宅棟)の間には、新たにストリートができ、隣接する高架下で多様な人々が自然と関わりあう“よりどころ”となる場を目指していく。
6月頃からは、まちづくりの一環として、京王多摩川駅高架下を活用し、地域の人々が集える場を創出する。スマイルズのプロデュースのもと、高架下空間にキッチンカーや仮設の飲食スペースを設け、お試しで出店できる場を設ける。
計画地は、東京都調布市多摩川4丁目38他。計画地面積は約27,978m2。
B棟(賃貸住宅・福祉棟)の敷地面積は、9,614m2、延床面積は約26,468m2。
C棟(分譲住宅棟)の敷地面積は、6,434m2、延床面積は約24,430m2。地上12階建てで、総戸数は264戸。着工は9月頃、開業は2027年12月頃を予定。
A棟は未定で、今後改めて案内するとしている。
