中野再開発タワマン「パークシティ中野」 駅至近で1.5億円
三井不動産レジデンシャルと三井不動産は、東京・中野駅の北口で開発中の新街区「パークシティ中野」に建設する2棟で800戸超の大規模マンション「パークシティ中野 ザ タワー エアーズ/ブリーズ」について、レジデンシャルサロン(ショールーム)を公開し、5月3日以降、完全予約制の事前案内会を開始する。

なお現在は予告広告で、契約や予約、申し込みの順位確保などはできない。販売開始は7月中旬からを予定する。エアーズ/ブリーズの竣工時期は2025年12月下旬の予定。
■ 緑地の多い公園や中野駅とつながる周辺環境
ザ タワー エアーズ/ブリーズは、「囲町東地区第一種市街地再開発事業」において建設される2棟合わせて全807戸の大規模レジデンス。
パークシティ中野は、周辺環境として、再開発が進む中野駅周辺と一体となって整備されるのが特徴。
JR東日本の中野駅は、西側に新設となる新北口改札口を整備中。2030年度に完成する際には、この西口からパークシティ中野に向けてペデストリアンデッキ(高架型の歩道)が増設され、駅とパークシティ中野の間を信号なしで直接的に移動が可能になる。ペデストリアンデッキを使う場合、駅までの所要時間は、エアーズからが徒歩4分、ブリーズからが徒歩5分。ペデストリアンデッキには雨除けの屋根も設けられる。
パークシティ中野の北側には、中野セントラルパークや緑地を中心とする「四季の森公園」が位置しており、パークシティ中野の緑の多い低層階とつなげて、広大な緑地空間を形成する。また、中野セントラルパークにある飲食店も気軽に利用できる位置となる。
パークシティ中野の中には、マンションのほかにオフィス・商業棟として「中野 M-SQUARE」が建設され、大型スーパーマーケット、飲食店、日々の暮らしをサポートする物販店舗を誘致する予定。店舗面積は約5,000m2で、マンションの住民の生活をサポートする。
■ 共用部が充実、専有部は1億5000万円台が中心
2棟の住宅棟は「パークシティ中野 ザ タワー エアーズ」(エアーズ)、「パークシティ中野 ザ タワー ブリーズ」(ブリーズ)の2つ。総戸数はエアーズが545戸、ブリーズは262戸で、合計で807戸となる。
どちらも大規模マンションということで、共用空間を充実させたのが特徴。ラウンジ、ライブラリー、ゲストルーム、ファミリーラウンジ、フィットネス、屋上テラスなど、充実した施設が設けられる。
マンション専有部は、南側には視界を遮る建物がなく、開放感のある眺望が特徴。南側をワイドにした間取りが中心になる。エアーズでは、天井の高さは基本が2.65mとなり、23階と24階(最上階)は3mになる。
案内が始まっているエアーズの間取りは1DK～3LDKで、2LDK～3LDKが中心。専有面積は54.8m2～125.12m2。価格は1億2,000万円～4億円で、最多販売価格帯は1億5,000万円台。
三井不動産レジデンシャルによれば、対象やターゲットは30～40代の家族・DINKs(ディンクス、共働きで子供がいない世帯)が中心になる見込み。想定される世帯年収は2,000～3,000万円台としている。中野区の住民の入居は1割前後になるのではないかとしており、中野区の外からの入居が大半を占めると予想している。総戸数807戸に対し一般販売は401戸で、残りは地権者向け。
■ コンセプトルーム
東京・中野坂上の駅前にある「ハーモニータワー」では、エアーズの代表的な間取りのショールームが用意され、完全予約制で公開される。
コンセプトルームとして用意されているのは、エアーズの20階を想定した「2LDK+SIC」の構成で、専有面積77.36m2の物件。想定価格は1億8,000万円台。コンセプトルームの窓の外にはディスプレイが設けられ、眺望を再現しているほか、画像を切替えて昼夜の違いも確かめられる。
マンションの外観などを見られる模型は置かれないものの、コンピューターグラフィックを多様した案内システムが用意され、マンション外観、場所を指定しての間取りの確認、周辺施設の確認、新宿駅など近隣の主要駅へのアクセス方法や距離感など、さまざまな視点や情報が3DCGや地図とともに確認できるようになっている。
