LIFULL、AIで賃貸の「おとり物件」を自動検知・非掲載へ
LIFULLは、不動産・住宅情報サービス「LIFULL HOME'S」において、自社開発AIによる「おとり物件」の検知・自動非掲載機能の運用を開始した。

掲載されている賃貸物件情報の中から、AIが「おとり物件」を自動で検知し非掲載にするもの。従来の対策では検知が難しかった「1社しか掲載していない物件」や「実在しない架空物件」の検知も期待できる。
これまで、不動産管理会社の保有する物件情報との照合や、不動産会社への通知など、さまざまな方法で「おとり物件」対策を行なってきた。今回のAIによる検知機能の実用化は、これらの取り組みをさらに強化するとしている。
AIの開発・精度検証は19年10月から開始。LIFULL社内のデータサイエンス部門と共に、おとり物件の特徴の分析、学習データの異なる複数のAIモデルの比較検証などを行ない、検知精度を高めてきた。23年10月～24年9月にかけて実施した調査では、AIモデルにより高い精度で「おとり物件」検知を実現しているという。
今回、最も学習データ量が多く検知実績のある東京都の掲載物件を対象とし、自社開発AIが検知する物件の中でも、予測スコアが高い物件に限定して処理を行なうことで、より確実な「おとり物件」の非掲載を可能にした。
