船橋市場隣接地で1千戸超の住宅＋商業のまちづくり JR東の社宅跡地
JR東日本と東急不動産ホールディングスの連携プロジェクトとして、JR東日本が保有する同社社宅跡地において、開発敷地面積約45,400m2、総戸数1,000戸超の、商業機能と複合した大規模住宅開発が進められる。8月に着工し、2028年12月に工事完了予定。

「(仮称)JR船橋市場町社宅跡地開発計画」として進められるプロジェクト。船橋市が3月7日付で、住宅開発プロジェクト事業地を含めた地区に対し、「船橋都市計画市場1丁目地区地区計画」を決定し、同事業が本格的に始動することとなった。所在地は千葉県船橋市市場一丁目6番(住居表示)。
船橋都市計画市場1丁目地区は、JR総武本線船橋駅の東側約850mに位置し、南部海老川環境軸である海老川沿いの船橋市地方卸売市場に隣接した地区。同地区の計画では、船橋市地方卸売市場との連携も図りながら、南北に延びる海老川沿いの人の流れと船橋駅につながる東西の人の流れの結節点として、地域の利便性向上、憩いと賑わいの創出を図る。また、良好な居住環境の形成および環境や防災に配慮したまちづくりを目指す。
社宅跡地におけるプロジェクトでは、JR東日本およびジェイアール東日本都市開発と東急不動産の3社が共同で推進。太陽光パネル等の再生可能エネルギーの導入や緑化の推進による環境負荷軽減を図りながら、商業機能とあわせて賑わいあるまちづくりを目指す。
JR東日本と東急不動産ホールディングスは2023年2月に、環境共生・コミュニティ自助型の持続可能なまちづくりを通じた社会課題の解決と両社グループの成長を目指し、包括的業務提携契約を締結している。
